At first glance, buying a newly constructed home might seem more straightforward than a resale. For starters, there are fewer maintenance issues to worry about. All new construction must offer a warranty, whether or not the builder is a member of the Ontario Home Builders Association. Since everything in the home is brand new and under warranty, you won’t have to get a home inspection.

It’s easy to walk into a model home just to take a quick look. What can it hurt? 

All builders will have agents available to answer your questions, but those agents represent the builder, not you.

Your real estate agent will advocate for your interests.

It’s important to remember that as a buyer, it costs you nothing to get help from a licensed Realtor®. The seller pays all commissions, so there’s no reason to go it alone.

Real estate contracts are binding and can be complex. You never want to sign on the dotted line without a knowledgeable professional to guide you. This representation is especially important if you have never purchased a new home or condo before, and can save you many heartaches along the way. 

Know Your Spec Sheets:

Spec sheets are complex documents that provide precise instructions for the builder. They lay out the foundation, plumbing, and floor plan plans. Builder spec sheets are indecipherable to most people, but understanding them is critical. 

The last thing you want is to move into your dream home, then find out it’s not what you thought you agreed to. The spec sheets will reflect all upgrades that you negotiate with the builder. Understanding them gives you a glimpse of what your new home will look like. 

Working with a real estate agent who is well versed in new construction can help you avoid any unpleasant surprises. Before signing off, you should always review all spec sheets to ensure the builder meets your standards.

Potters Creek

Whether you’re looking for a small bungalow, mid-sized townhouse or a detached single-family home, Potters Creek has it. You’ll be close to many amenities, including Loyalist College, Quinte Conservation Area and Fwicks’ Park.

Settlers Ridge

Settlers Ridge offers vast lots with large, luxury new executive homes. If you want to be close to convenient shopping areas but still enjoy nature, Settlers Ridge deserves your consideration. You’re minutes away from shopping malls, restaurants and movie theatres. Hiking trails, Quinte Sports and Wellness Centre and HR Frink Outdoor Education Centre are also nearby.

Quinte West

Quinte West is a beautiful area close to outdoor recreation like golf, hiking, and the Quinte Botanical Gardens. New executive homes and townhouses are currently in development and available soon. If you love the idea of dinner on a patio while you enjoy the waterfront view, you’ll love this neighbourhood.

Prince Edward County

Don’t let the quiet nature of Prince Edward County fool you. You’ll never run out of fun, unique ways to spend your day. In the summer, you may confuse your new neighbourhood with a Tropical Paradise. Prince Edward county boasts some of the best beaches in Ontario, including the famous Sandbanks Provincial Park. You can also enjoy a visit to the wineries or take a guided tour through a lavender farm during your downtime.
